We’re looking for two Community Safety Officers to join us at Futures Housing Group, helping tackle anti-social behaviour and hate crime and making a real difference to the communities we serve. Our roles cover Amber Valley and Daventry, Northamptonshire, with salary dependent on your base location within the advertised salary bracket.

You’ll know that behind every report is someone whose day-to-day life is being affected. That’s why you’ll bring a listening ear, a practical approach and the ability to turn challenging conversations into clear next steps.

From the first conversation through to resolution, you’ll take ownership of your cases, keeping customers informed and working with colleagues and partners to find the right way forward. You’ll focus on early intervention wherever possible, while recognising when a firmer approach is needed.

What will you bring?

You’ll have a background in managing anti-social behaviour in social housing or a related environment, alongside practical knowledge of housing legislation and the tools available to address it.

You’ll be comfortable weighing up evidence, making fair and proportionate decisions and explaining those decisions clearly. Just as importantly, you’ll understand the value of building trust, following through on agreed actions and keeping accurate records.

With a varied caseload to manage, you’ll be organised and able to prioritise in

dependently, adapting your approach to meet different customer needs. You’ll also be confident using housing management systems and Microsoft Office to support your work.

A few key points of the role:

• Manage anti-social behaviour and hate crime cases from initial report through to resolution, including risk assessments, action plans and regular reviews.
• Gather and assess evidence, working with Legal Services to prepare cases for enforcement action and attending court when required.
• Recognise and respond to safeguarding concerns, working with the appropriate teams and agencies.
• Build strong relationships with the police, local authorities and other partners to deliver joined-up support.
• Share your knowledge with colleagues and use customer feedback to help improve how we work.

Knowledge of safeguarding, the Consumer Standards and the Housing Ombudsman Service would be helpful, as would evidence of continued professional development or working towards a housing qualification. These are desirable rather than essential, so please don’t let them put you off applying.

You’ll need a full UK driving licence, access to a vehicle, appropriate insurance for work purposes and this role is subject to DBS checking.

We’re looking for an exceptional investigator with an eye for detail and a natural talent for building relationships, to join our small, proactive Complaints Team.

You’ll be part of a wider Customer Experience team who will need your support to consistently deliver effortless experiences to our customers.

You will be a driver of change by collating trend data and communicating findings to the business to inform service change preventing complaints from occurring, escalating, or reoccurring.

With your proven track record you’ll be adept at investigating stage 1 and 2 complaints and preparing information for the Housing Ombudsman Futures will be the perfect platform to showcase your strong analytical and problem solving skills.

We’re looking for a commercially minded Development Lead – New Business to identify, assess and secure development opportunities that support our growth ambitions. You’ll work with colleagues and partners to turn promising sites into well-designed, viable schemes that make a real difference to our customers and communities.

From initial appraisal through to handover, you’ll bring together the commercial, financial and practical detail needed to give each scheme the best possible start. You’ll build positive relationships with developers, local authorities, contractors, consultants, solicitors and funders, while keeping our customers at the heart of your decisions.

You’ll bring a background in development within a registered housing provider and a good understanding of the social housing sector. Commercially confident and organised, you’ll be comfortable managing competing priorities, budgets, financial appraisals, risk and contractual information.

Working with local authorities and property developers on development, construction or regeneration projects will be important. Knowledge of SDS ProVal or Homes England’s IMS system would be helpful, but it isn’t a dealbreaker.

You’ll need a full UK driving licence, access to a vehicle and appropriate insurance for work purposes.

We’re on the lookout for a General Yard and Stores Person to join our Repairs Team and support the planned move of our depot. If you’re practical, organised, safety conscious and enjoy keeping things running smoothly behind the scenes, we’d love to hear from you.

This is a great opportunity to play an important part in the day to day running and upkeep of our yard and stores area. You’ll keep the site well maintained and easy to use, manage incoming items, monitor stock levels and make sure everything is where it needs to be.

You’ll make sure the depot works well for colleagues using it every day. From recording deliveries and arranging waste collections, to taking items out to operatives on site, your work will help teams deliver services safely and efficiently.

At interview you’ll need to show us your full UK driving licence. A forklift licence and knowledge of building maintenance products would be a bonus, but they’re not deal breakers. More importantly, you’ll be organised, willing to learn, aware of health and safety requirements and comfortable working with colleagues to get things done.

We’re looking for an Income Officer who understands that managing income starts with understanding people. You’ll help customers manage their payments, work with them to prevent debt from building up and collect the income that supports our homes and services.

You’ll take the time to understand each customer’s circumstances, listen without judgement and agree clear next steps. Working with colleagues and partners, including local authorities and the Department for Work and Pensions, you’ll adapt your approach to customers’ needs, balancing support with timely, appropriate action when payments fall behind.

You’ll have worked in a customer-focused environment and bring experience in housing, benefits advice or financial services. You’ll be able to plan and prioritise your work, interpret financial information and keep accurate records, with experience of using Microsoft Office. You’ll communicate clearly, contribute to the team and work independently while following the right processes.

Experience in income recovery or a relevant qualification in income, recovery or housing would be helpful, but not a dealbreaker.

You’ll need a full UK driving licence and access to a vehicle. This role is also subject to a satisfactory Disclosure and Barring Service (DBS) check.

What you’ll be doing

• Managing rent arrears, service charges, sundry debt and rechargeable repairs
• Working with customers and partners to prevent debt from building up or escalating
• Taking appropriate recovery action, including representing Futures at court and evictions
• Keeping accurate case records and customer accounts up to date
• Making sure customers receive clear, timely information about rent and other charges
• Keeping up to date with benefit and legislative changes and meeting agreed performance targets

We’re looking for two Money Management Officers, each working 24 hours per week, to provide practical, personalised support that helps our customers take control of their finances, maximise their income and sustain their tenancy.

Money worries can have a huge impact on someone’s life. You’ll work closely with customers to understand their individual circumstances, offering budgeting guidance, completing financial assessments and helping them access the benefits, grants and other support they may be entitled to.

Using a supportive coaching approach, you’ll help each customer develop a realistic plan and build the confidence and skills to manage their money more effectively.

This is a varied, customer-focused role where you’ll support people in their homes, in the community, over the phone and digitally, adapting your approach to suit their needs.

You’ll be a confident and compassionate communicator who can build trust with customers, including those who may be experiencing difficult or sensitive circumstances. You’ll take a calm, practical and non-judgemental approach, helping people explore their options and make informed decisions.

Your background in housing, benefits advice or financial services would be particularly useful. An IMA qualification is preferable but not a dealbreaker, and we’d also welcome a Level 3 CIH qualification.

• Providing tailored budgeting advice and financial assessments
• Helping customers maximise their income by supporting applications for benefits, grants and discretionary payments

You'll have variety in this role as your duties will include both external and internal painting and decorating works including the treatment and restoration of areas affected by damp and mould.

To be considered you’ll need a recognised formal apprenticeship qualification (or equivalent), such as a City and Guilds or NVQ Level 2 in painting.

You'll be able to demonstrate your talent and the skills gained in similar roles, along with a working knowledge and understanding of health & safety and COSHH legislation.

Your full UK (manual) driving licence is essential as you’ll have use of a company van, complying with the standard requirements of our company insurers.

• Undertake the internal and external decoration to properties and associated areas i.e. communal areas community centres etc.
• Attend damp, mould and condensation (DMC) jobs and treat affected areas with wash and sterilisation treatment, redecorate with paint with fungicidal additive, and anti-condensation coating if required. Ensure the customer is aware of the products used and the necessary precautions to be taken.
• Assess for possible causes of DMC jobs and report back potential solutions for action, including inspections of lofts as necessary.
• Carry out works to alleviate future DMC - remove and relay damaged loft insulation, relay uneven loft insulation, add loft insulation as required.
